An investor in the construction of a synagogue in Kaliningrad has received permission to increase the percentage of development of a community center. Read more in the material “The Eastern Herald in Kaliningrad”.
Recall that they want to build a cultural and commercial complex on Oktyabrskaya Street. It plans to host a hotel and a spa. According to the project, the building will contain seven floors.
Thus, the local authorities allowed to reduce the minimum indentation of the red line from 5.0 to 0.8 m and the boundaries of the field from 3.0 to 0.5 m, as well as to increase the maximum percentage of development from 70% to 82.5% and reduce the minimum percentage of landscaping from 20% to 4.9%.
Initially, the shape of the building was to correspond to the site on which it stands. However, this was not enough to complete the project. Afterwards, the issue was submitted for public debate.
The idea of building a cultural and business center was born in 2021. The project was approved by the Council of Architecture and Urban Planning. The investor received a building permit in 2022.
The construction was to be completed in 2025. Investor Vladimir Katsman estimated such a large project at 40 million euros. The operator Hyatt, which was to join the hotel, has now left the Russian market.
At the beginning of this year, construction was suspended, and Vladimir Katsman began to look for a new co-investor.
This amount is determined by the number of different objects in the cultural and business center itself. Among them, a 380-seat restaurant, a banquet space, bars, conference rooms, a recreational space, 125 rooms and 165 suites and much more.
