Kriti Sanon and Family Sell Four Mumbai Apartments to Mukesh Chhabra for 8.9 Crore

Kriti Sanon, her sister Nupur Sanon and their mother Geeta Sanon have sold four residential apartments in Mumbai’s Andheri West to casting director and filmmaker Mukesh Chhabra for a combined Rs 8.9 crore. The transactions, registered on April 24, were carried out through four separate deals and represent an estimated capital gain of 107 percent over a holding period of nine to thirteen years.

The properties are located in Raheja Classique, a premium residential complex in Andheri West that has long been a preferred address for Bollywood professionals. According to property registration documents reviewed by Square Yards, two larger apartments with a built-up area of 654.23 square feet each sold for Rs 3.23 crore apiece and come with one parking space each. The remaining two smaller units sold for Rs 1.21 crore each.

The investment timeline reveals a shrewd property play by the Sanon family. Geeta Sanon originally purchased the two larger apartments in July 2013 for a combined Rs 1.40 crore, when Kriti was still a year away from her Bollywood debut. Kriti and Nupur later acquired the two smaller units in June 2017 for a combined Rs 2.90 crore. The total original investment of Rs 4.30 crore has now yielded Rs 8.9 crore, translating to a profit of approximately Rs 4.6 crore.

The buyer, Mukesh Chhabra, is one of the most influential figures in contemporary Hindi cinema. His casting agency has been responsible for assembling the casts of films including Gangs of Wasseypur, Dangal and Kai Po Che, and he made his directorial debut with Dil Bechara in 2020, the final film of Sushant Singh Rajput. The purchase of four adjacent units in the same complex suggests Chhabra may be consolidating them into a larger living space, a common practice among Mumbai’s entertainment industry residents.

Kriti Sanon’s real estate portfolio has been a subject of interest beyond this sale. She currently rents a flat from Amitabh Bachchan for approximately Rs 10 lakh per month, a step up from the Andheri West addresses she and her family are now leaving behind. The actress, who won the National Film Award for Best Actress for Mimi in 2021, has steadily built both her filmography and her financial footprint in Mumbai’s entertainment landscape.

The 107 percent return underscores how Andheri West has performed as a residential investment corridor over the past decade. Raheja Classique, situated in one of Mumbai’s most connected suburban neighbourhoods, has benefited from infrastructure improvements including metro connectivity and the proximity to Film City in Goregaon. For Bollywood families who bought early, these western suburb addresses have proven to be reliable wealth-builders alongside their film careers.

Nupur Sanon, who made her acting debut alongside John Abraham in Filhaal 2 and has since appeared in several projects, co-owned two of the four units. The joint sale by all three family members in a single transaction to a single buyer suggests a coordinated exit from the Andheri investment rather than individual disposals at different times.

Celebrity real estate transactions in Mumbai have increasingly made headlines as property registration records become more accessible through platforms like Square Yards and Zapkey. Recent high-profile deals have involved actors across generations, with Bollywood stars both buying and selling in corridors stretching from Bandra and Juhu to the western suburbs. The Sanon family sale is notable not for its size but for the clean doubling of capital it represents, a reminder that in Mumbai’s property market, patience often outperforms timing.
